tips for sellers
 
selling your home is a complex procedure.
 
whether it's your first time, or you're an experienced seller, it's very easy to overlook things and to feel stressed. whilst you should always feel comfortable asking questions, this "event roadmap" might help you stay on track.

step 1 before selling
select an agent
sign a listing agreement with your agent
arrange a vendor's statement (section 32) through your solicitor / conveyancer

step 2 marketing your property
agent receives vendor statement from your solicitor conveyancer
agent prepares marketing campaign and advertising materials
prepare your house for buyer inspections
agent conducts buyer inspections
agent negotiates price to your satisfaction

step 3 accepting the offer
offer is accepted
agent gets contract signed by buyer and collects a deposit
contract signed by you and exchanged with buyer.
cooling off period expires and any special conditions are fulfilled
sale becomes unconditional (sold)

step 4 settlement
settlement period begins
settlement takes place
move out

 

preparing your home for sale
 
inside presentation
think about hiring furniture or even employing the talents of an interior designer. your agent should be able to help you here.
make sure all doors work well (handles turn and lock smoothly, and doors don't jam)
open curtains and blinds to allow as much light in as possible.
remove clutter
rub lavender oil into door jambs to provide a soothing, clean smell.

outside presentation
replace all cracked and broken glass
ensure all gates work well (handles and locks work and gates don't jam)
remove leaves from gutters
replace broken fences or missing palings
mow the grass, mulch the garden beds.

leaving nothing to chance
ensure your agent knows what makes your house a home – explain why it has that special “feel” for you – point out it's highlights. this will help the photographer create advertising images which truly capture the feeling of the home.

inspections / open homes
try to be out of the house when buyers inspect as they will feel more comfortable
make sure the house is a comfortable temperature
brew some coffee before each inspection (freshly ground is best), as the aroma creates pleasant associations for buyers
